You get three quotes for the same roof and they come back thousands of dollars apart. One roofer says a couple of grand, the next talks five figures, and you are left wondering who is having a lend of you. It happens all the time here, and it is the main reason people struggle to work out what a roof restoration cost in Canberra should really be.
The honest version is that there is no single price, because no two roofs are in the same shape. But the number is not plucked out of thin air either. Why two quotes for the same roof look nothing alike
Most of the time the quotes differ because the roofers are pricing two different jobs. One might be quoting a quick clean and a couple of coats of paint. The other has clocked cracked tiles, loose ridge caps and a valley that is on its way out, and priced to fix all of it.
Both call it a restoration. Only one of them will still be watertight in five years. So before you compare the bottom line on two quotes, read what each one includes. A cheap number usually means a smaller scope, not a better deal.
What you are actually paying for in a full restoration
A proper tile roof restoration is a run of separate jobs stacked together. Each one takes labour and materials, and each one adds to the total:
- A high-pressure clean to strip off moss, lichen and years of grime.
- Replacing any tiles that are cracked, chipped or already broken.
- Re-bedding and re-pointing the ridge caps. Bedding is the mortar the caps sit on, and pointing is the flexible seal over the top. Both perish over time and let water in.
- Repairing or replacing flashings and valleys where they have rusted or split.
- A coat of primer, then two or three coats of a proper roof membrane.
Metal and Colorbond roofs follow a different path. There is no bedding or pointing to redo, so that part drops away. Instead the cost sits in treating any rust, sorting out loose or leaking screws and flashings, and recoating the sheets. That is a big part of why a metal roof usually restores for less than a tile one of the same size.
The five things that move your price the most
Nearly every restoration quote comes down to the same handful of factors. If you understand these, you understand your price.
1. The size of your roof. Restoration is priced per square metre, and the roof area is always bigger than your floor plan because of the pitch and the eaves. A large single-storey home in Kambah or Ngunnawal covers a lot more square metres than a compact townhouse in Braddon, and that shows up in the number.
2. The roofing material. Concrete tile, terracotta tile and metal all take different products and different amounts of care. Terracotta in particular is more fragile and needs specific sealers, so it tends to sit at the dearer end.
3. The condition it is in. A tired but sound roof that just needs a freshen-up is one price. A roof with dozens of broken tiles, crumbling pointing and a couple of leaks is another, because there is real repair work before any paint goes on. 4. Pitch and access. A steep roof, a two-storey home or a block where the truck cannot get close all make the work slower and add safety gear. Slower work costs more.
5. How much of it is repair versus cosmetic. Two coats of membrane on a healthy roof is straightforward. The same coats over a roof that first needed new valleys, fresh flashings and thirty replacement tiles is a much larger job, even though the finished look is similar.
Why tile usually costs more than metal to restore
People are often surprised that their old tile roof is dearer to restore than a neighbour’s metal one. It comes down to the extra steps. Tile means bedding, pointing, replacing broken pieces and more coats of product to get an even finish across all those ridges and valleys. Metal skips most of that. Neither is better or worse, they just carry different work, and the quote reflects it.
When restoration is not the cheaper option
Restoration only makes sense while the roof structure underneath is sound. If the tiles have gone brittle right through, or a metal roof has rusted past the surface, coating over the top is money down the drain. In those cases a replacement, or a switch from tile to Colorbond, works out better value over the life of the roof even though the sticker is higher.
